The Challenges of Renting Out Your Property

Letting out a property means finding tenants, handling repairs, keeping up with paperwork and responding when something goes wrong. It takes time, and it rarely happens at a convenient moment.

How Our Arrangement Differs

Most owners either rent the unit out themselves, to a family or by the room, or hire an agent to do it for them. We work differently: Lavish Haven becomes your master tenant.

Your Tenant
Renting out yourself or through an agent:A family, or individual room tenants, depending on how you let it
Lavish Haven as master tenant:Lavish Haven, under one lease
Day to Day Operations
Renting out yourself or through an agent:You, or an agent acting for you
Lavish Haven as master tenant:Lavish Haven
Maintenance
Renting out yourself or through an agent:Usually the landlord, depending on the agreement
Lavish Haven as master tenant:Lavish Haven, as set out in the lease
Your Rental Income
Renting out yourself or through an agent:Determined by market conditions and how you choose to rent out your property.
Lavish Haven as master tenant:One fixed monthly rent, agreed in advance and stated in the lease. We make an offer based on your property and the proposed arrangement.
Vacant Rooms
Renting out yourself or through an agent:Any vacant room may mean lost rental income for the owner.
Lavish Haven as master tenant:We remain responsible for paying the agreed rent under the lease, whether or not every room is occupied.

  • Issues are recorded and followed up, not handled ad hoc.
  • Shared spaces are kept to a consistent standard.
  • Residents deal with one point of contact.

Why Lavish Haven

One operator is accountable for running your property for the length of the lease.

  • Clear Processes

The same steps for every tenancy, from move in to move out.

  • Property Oversight

The condition of the home is recorded at move in and move out, and issues are followed up.

    We Prepare the Home

We furnish the unit and set it up as a shared home.

  4. 4

    We Run It
